The Horizon Industrial Parks IPO, backed by Blackstone, opened for subscription on 17 August 2026, drawing a mixed response from investors on its first day. The issue, which aims to raise ₹2,600 crore through a fresh equity offering, saw varying subscription rates across different investor categories, with reports indicating a 14% subscription in some analyses and 2% in others. The grey market premium (GMP), an unofficial indicator of investor sentiment, also fluctuated, reflecting cautious optimism about the listing.
The IPO, which remains open until 19 August 2026, has a price band of ₹57 to ₹60 per share. By 4:00 PM on Day 1, according to one report, the public issue had been booked 0.14 times, with the retail portion subscribed 0.18 times and the non-institutional investor (NII) segment filled 0.02 times. However, other sources noted a 2% overall subscription, with retail demand accounting for 12% of the total. These discrepancies likely stem from differing reporting timelines or segments, such as retail versus institutional participation.
The GMP, which signals expected listing gains, ranged from 2.8% to 5.83% across sources. One report cited a GMP of ₹3.5 per share, implying a potential listing price of ₹63.50, while another mentioned a ₹4 premium, suggesting a 7% gain. The GMP has declined from earlier levels, with some sources noting a drop from ₹4.50 in mid-August to ₹3.50 by 17 August. Analysts caution that GMP is not a reliable predictor of actual listing performance, as it is influenced by speculative trading and market conditions.
Horizon Industrial Parks, a developer of industrial and logistics infrastructure, operates 45 assets across 10 Indian cities, covering 58.58 million square feet. Its portfolio includes warehouses, logistics parks, and industrial facilities, with a 93.6% committed occupancy rate. The company reported a 74.76% increase in FY2026 revenue to ₹767.84 crore, though it continued to post a net loss of ₹203.65 crore. Blackstone holds an 88.74% stake in the company, which will reduce to 75.4% post-IPO.
The IPO’s proceeds, primarily intended to repay debt, are expected to improve the company’s financial flexibility. However, investors remain wary of its high borrowings—₹6,884.34 crore as of March 2026—and its continued profitability challenges. Despite strong EBITDA growth, the company’s net profit margin remains negative, with an EBITDA margin of 79.16% in FY2026.
Analysts offered mixed assessments. Swastika Investmart recommended subscribing, citing the company’s high occupancy rates, Fortune 500 tenant exposure, and Blackstone’s backing. Anuj Gupta, a SEBI-registered expert, highlighted the company’s long-term growth potential but noted short-term financial pressures from capital expenditures. Conversely, some reports emphasized the risks of geographic concentration and the need for sustained profitability.
The IPO, managed by JM Financial, Axis Capital, and other lead managers, is set to list on the BSE and NSE by 24 August 2026. Allotment is expected by 20 August, with refunds and share deliveries scheduled for 21 August. While the initial subscription suggests cautious investor interest, the final days of bidding may see increased participation, particularly from institutional and non-institutional buyers.
For retail investors, the minimum lot size of 250 shares requires an investment of ₹15,000 at the upper price band. The company’s focus on India’s logistics sector, driven by e-commerce and manufacturing growth, positions it to benefit from structural demand. However, its financial risks and reliance on debt repayment remain critical factors for evaluation.
